Historical Background

The original construction on the building was completed in 1891. The building was built by George K. McMullen, founder of the McMullen Machinery Company. The company distributed complete lines of woodworking and metalworking machinery. Professional offices were located on the top floors and warehousing on the lower 4 floors

The 6-story commercial structure has housed various businesses over the years. In 1949, the first floor level was converted to retail use. Zondervan Bookstore, a major christian book publisher and retailer,was located in the building in the 1950s - 1970s. In 1999, a major restoration of the building was undertaken by architects DeWinter & Richard Craig, and contracted by Visser Brothers Construction. The renovation was a significant over $3 million dollar investment. Federal Historic Tax Credits were used to help finance the project to completion, transforming it for modern office use

In the early 2000s, the building served as headquarters for Cyber Net, an internet startup company that turned into a $100 million fraud case, one of the largest white-collar crimes in West Michigan. Investigators showed how the company founder Barton Watson bilked lenders out of millions of dollars in a Ponzi scheme set up to look like a fast-growing tech company. In the aftermath it included suicide, prison sentences, and lost jobs. The building has endured 137 years of history as a Grand Rapids landmark.

BlackBerry's Role

  • BlackBerry provided an on-site review of all window and door openings evaluating existing conditions, and creating a full report of window components, survey, and determining the proper design for new replacement windows to meet National Park Service standards for the building

  • BlackBerry assisted in presenting the work plan to the local Historic District Commision for compliance and permitting of the work to meet all historic requirements

    Our scope of working included the removal and disposal of all existing wood double hung windows and installation of new thermally broken aluminum replica windows. On the lower floors key window and door openings were fully restored. All wood components were fully stripped of all paint, abatement of lead paint and asbestos caulking and glazing compounds, epoxy patching, joinery repair, reglazed, and prime and finish painting.

Current Use

Today the building maintains its historic charm as a professional office building known as "25 Division." Its current ownership is as a condominium property occupied by owner occupied businesses. Over the past 10 years, there have been increasing problems with the building envelope including masonry and window openings. Upon analysis it was determined that the building required extensive maintenance and repair to these elements to avoid ongoing water penetration issues and material failures. Under the direction and management of Advantage Real Estate, the work was specified and contracted to complete the remediation. The first phase was full exterior repair of the existing masonry and lintels of the brick structure. Once completed, BlackBerry was contracted for a full replacement of all the window openings, and restoration of key wood window and door openings on the lower floors. The completed work has restored the building to its original architectural prominence.
